Booking & Availability

How do I make a booking?

All bookings begin with an enquiry through our website or by contacting us directly. Our team will discuss your requirements and prepare a tailored proposal with pricing and availability.

What is the minimum stay?

The minimum stay is typically 4 nights for individual villa bookings and 3 nights for exclusive-use bookings, though this may vary by season.

Can I book a single villa or must I book the whole estate?

Individual villas can be booked independently during standard periods. Exclusive-use bookings (all three villas) are available and recommended for events and larger groups.

What is your cancellation policy?

Cancellation terms are outlined in your booking confirmation and vary by season and booking type. We offer flexible terms for bookings made well in advance.

How do we decide who sleeps where?

Each villa page includes a full room-by-room breakdown of beds, sofa beds, and bathrooms. For larger groups, our free interactive Guest Allocation Tool lets group leaders assign every guest to a specific room — including the independent guesthouses — and share the rooming list directly with our estate team before arrival.

Arrival & Practicalities

What are the check-in and check-out times?

Check-in is from 14:00 and check-out is by 12:00. Early check-in or late check-out may be arranged upon availability. For corporate groups and privatized events, times can be adjusted to align with your schedule.

Is there parking available on-site?

Yes, we provide complimentary private on-site parking for up to 15 vehicles. Electric vehicle charging is available upon request.

What amenities are provided in the villas?

Each villa is fully equipped with bed linen, bath and pool towels, basic toiletries, a fully equipped kitchen (including coffee machines), air conditioning, and high-speed Wi-Fi. Housekeeping service is also included.

Are pets allowed?

Pets are allowed only upon prior approval. Additional cleaning fees and specific conditions may apply.

Dining & Catering

Is there a restaurant on-site?

While the resort does not operate a traditional public restaurant, we offer fully adaptable private catering for groups. This includes full board, half board, BBQ evenings, and live cooking stations.

Can we book a private chef?

Yes, guests may book one of our trusted private chefs for daily meals, special dinners, or breakfast preparation. You may also hire an external caterer subject to prior approval.

Can we cook for ourselves?

Absolutely. Each villa features a fully equipped modern kitchen with premium appliances, perfect for preparing your own meals.

Do you offer grocery shopping services?

Yes, we offer pre-arrival grocery stocking and collection of click & collect supermarket orders so your villa is ready upon arrival.

Does the estate produce its own food and drink?

Yes. The estate produces its own wine, tsipouro (Greek grappa), olive oil, flour (zea), honey, eggs, and seasonal vegetables. Much of what is served during your stay can be sourced directly from the estate.

Can you arrange wine experiences beyond the estate's own cellar?

Yes. WeSud — our family’s wine restaurant, honoured with Wine Spectator’s Best of Award of Excellence 2025 — keeps a family cellar of more than 1,000 labels minutes from the estate. Through the concierge, guests can have their villa or yacht provisioned from its list, enjoy sommelier-paired dinners at the estate, or reserve the family table at the restaurant itself.

The Estate & Leisure

What leisure facilities are available?

The estate features two dedicated multi-sport courts (tennis, basketball, volleyball) — one located near Villa Thermisia, the other accessible from both Villa Elandra and Villa Stilvi. Additional amenities include table tennis, open green spaces for yoga or fitness, and a private swimming pool at every villa.

Is the beach private?

Yes, the estate boasts a private, secluded shoreline exclusively for our guests, complete with sun loungers and crystal-clear waters.

What is the private farm estate?

The estate includes an organic farm with olive groves, a private vineyard producing its own wine and tsipouro, a deer park, three horses, outstanding Mediterranean gardens, and areas for growing flour (zea), seasonal vegetables, honey, and eggs. Guests may roam freely at any time. Guided horse riding with an instructor, cellar tastings of the estate’s own wine and tsipouro, olive oil tastings, cooking classes with estate-grown ingredients, and participation in seasonal harvests can be arranged in advance through our concierge.

Can we visit the wine cellar?

Yes, the estate has a private wine cellar where guests can taste wines and tsipouro produced from the estate’s own vineyard. Cellar tastings can be arranged through our concierge.

Can you arrange boat trips?

Yes, from the resort’s private dock, we can organize private yacht cruises, RIB boat excursions, and island transfers to destinations like Hydra and Spetses.

Corporate Retreats & Workspaces

What workspaces are available?

While we don’t have a conventional conference hall, we can transform villa living areas, outdoor terraces, or garden spaces into flexible meeting environments. High-speed Wi-Fi is available throughout the entire resort.

Do you provide presentation equipment?

Upon request, we can provide projectors, smart TVs, flip charts, sound systems, and basic lighting. Advanced technical production can be arranged via external partners.

Is the resort accessible for international travelers?

The resort is approximately 2.5 hours by road from Athens International Airport. For faster access, we can arrange direct helicopter transfers or private sea transfers from Piraeus.

Events & Celebrations

Can we host an evening party or event?

Evening events are organized exclusively within the framework of a full resort privatization. Outdoor amplified music is permitted until midnight.

Do you provide bar and beverage services?

Yes, for private events we offer fully staffed temporary bar setups, signature cocktail menus, and tailor-made drinks packages.

Can we bring our own DJ or equipment?

Clients may hire their own DJ or bring technical equipment subject to prior coordination and approval. We can also provide complete DJ, sound, and lighting packages.

How many guests can the estate host for an event?

Overnight accommodation across the three villas and five guesthouses hosts up to 53 guests. For the event itself, the estate’s lawn, gardens, and terraces can be configured to welcome celebrations of several hundred guests — the exact capacity depends on the layout designed for your occasion.
